Many of the customer service agents that do the loans at larger banks do not know the intricacies of subordination requirements. I have a very good working knowledge of the second lien finance market and have a very good success rate with subordinations.

*subordination of a second mortgage means to leave the second lien alone and just refinance the first mortgage.
